Conservatory Roof Replacement Cost: A Liverpool Guide

There's no single price for a new conservatory roof. Published UK guides give a wide spread of figures, and the real cost of your roof depends on its size, shape, material and condition. This guide shows what national sources publish, explains why the figures vary so much, and helps you compare quotes properly.

  • Liverpool & surrounding areas
  • Repairs, replacements & tiled roofs
  • No obligation to go ahead

Short answer: UK cost guides publish very different ranges for replacing a conservatory roof, from a few thousand pounds for a small polycarbonate roof to well over £10,000 for larger glass or solid tiled roofs. These are national estimates, not quotes. The only reliable way to know what your roof will cost is a survey and a written, itemised quote from a local provider.

Published UK cost ranges

The table below collects figures published by national cost guides. They're shown with their sources so you can see where each number comes from. We don't set prices, and these are not quotes from us or from any Liverpool provider.

Please read: these are national published estimates, not quotes. Sources use different roof sizes, assumptions and data, which is why their figures differ so widely; some guides are far higher than others for what looks like the same job. Prices vary with your roof, the specification, the provider and the time of year. Use the table to get a feel for the range, not to judge a quote.

What affects the cost of a conservatory roof?

Size and shape

Bigger roofs need more material and labour, so size has the largest effect. Shape matters too. A lean-to roof is the simplest. Victorian, Edwardian, gable-fronted and combined P- or T-shaped roofs have more hips, valleys and cut panels, and every extra junction adds time and cost.

Roof material and specification

Multiwall polycarbonate is usually the lowest-cost option, though thicker or tinted sheets cost more than basic ones. Glass roofs cost more again, and the coatings you pick change the price: solar-control, low-emissivity or self-cleaning. A solid or tiled conservatory roof involves the most work, because it's effectively a new insulated roof structure with a plastered ceiling inside.

Structural work

Glass and tiled roofs are heavier than polycarbonate. The provider will need to confirm that the existing frames, walls and base can take the extra weight. If reinforcement such as a ring beam is needed, it adds to the cost. Rotten or damaged frames found during the survey can change the price too.

Building control fees

Replacing a translucent roof with a solid one needs Building Regulations approval. Building control fees vary between councils and approval routes, so ask whether the quote includes them. Planning permission isn't usually needed just to change a conservatory roof. Listed buildings, conservation areas and homes where permitted development rights have been removed can be different, so check with Liverpool City Council, Sefton Council or Knowsley Council if you're unsure.

Access and site conditions

Tight side passages, steep gardens, a conservatory that adjoins a neighbour's boundary, or a need for scaffolding can all add time and cost.

Guttering, flashing and internal finish

Some quotes include new conservatory guttering, new lead flashing to the house wall, roof vents, internal trims, plastering, downlights and skip hire. Others leave some of these out. Electrical work for a solid roof should be done and certified by a registered electrician.

VAT

Check whether a price includes VAT. Quotes from VAT-registered and non-registered businesses can look very different on paper even when the real cost is similar.

How to compare conservatory roof quotes

Comparing quotes only works if every company is pricing the same job. Ask for an itemised, written quote, and check each one covers:

  • The exact roof system, panel or glass specification and thickness
  • Removal and disposal of the old roof
  • Flashing, guttering, vents and internal finishes
  • Any structural work, and whether a structural assessment is included
  • Building control application and fees, where needed
  • VAT, deposit terms and when payments are due
  • The guarantee on workmanship and materials, and who backs it

A noticeably lower quote is often missing something rather than simply being cheaper. Ask what's left out before you decide.

Repair or replace? The economics

A sound roof with one problem is nearly always cheaper to repair. Published repair figures, like those for single panels and leaks above, are a small fraction of what a replacement costs. A conservatory roof leak repair or a single roof panel replacement is the sensible first step when the rest of the roof is in good order.

Replacement starts to make more sense when:

  • The roof leaks in several places, or repairs keep failing
  • Polycarbonate has yellowed, gone brittle or turned green inside the flutes across many sheets
  • Seals, gaskets and glazing bars are worn throughout the roof
  • The room is too hot or cold to use for much of the year and you'd like to fix that

In those cases, money spent on repeated repairs may be better put towards a new conservatory roof. A good provider will explain both options and let you decide, with no obligation.

Questions to ask before you agree a price

  1. What exactly is wrong with the current roof, and could it be repaired instead?
  2. Can my frames and base take the weight of the roof you're recommending?
  3. Does this job need Building Regulations approval, and who arranges it?
  4. What's included, and what would count as an extra?
  5. How long will the work take, and what happens if the weather turns?
  6. What guarantee do I get, and is it insurance-backed?

Getting a price in Liverpool

Published averages can't account for your roof, so the next step is a survey. We take calls from homeowners across the city, from West Derby and Childwall to Allerton, Woolton and north to Crosby. We aim to connect you with an independent local company that can inspect the roof and give you a written quote on its own terms. Call our conservatory roof repair line for Liverpool to arrange that. If you're still deciding between repair and replacement, our overview of conservatory roof repairs across Merseyside is a good place to start.

Frequently asked questions

How much does a new conservatory roof cost?

Published UK guides give very wide ranges, from a few thousand pounds for a small polycarbonate roof to more than £10,000 for some larger glass or tiled roofs. Size, shape, material and structural work make the biggest difference. Treat published figures as a rough guide and get a written quote after a survey.

Is a tiled conservatory roof more expensive than glass?

It often is, because a solid roof means building a new insulated structure, sometimes reinforcing the frames, and getting Building Regulations approval. But published guides don't always agree: some per-square-metre figures put high-spec glass close to or above tiled. Get the options you're considering quoted side by side.

Why do published conservatory roof prices vary so much?

Each guide uses its own data, roof sizes and assumptions, and some include VAT, removal, guttering or internal finishes while others don't. That's why one source can be several times higher than another for a similar roof.

Is it cheaper to repair or replace a conservatory roof?

A single leak or damaged panel is usually much cheaper to repair. Replacement is worth comparing when there are several leaks, the panels are degraded throughout, or repairs keep failing.

Do building control fees add to the cost?

They can when you switch to a solid roof, which needs Building Regulations approval. Fees vary by council and approval route, so ask whether they're included in your quote.
